Zonguldak Merkez İlçedeki Satılık Konut Fiyatlarına Etki Eden Unsurların Çoklu Regresyon Modelleri ile İncelenmesi

| dc.description.abstract | Amaç: Son dönemlerde ekonomide yaşanan dalgalanmalar ve konut kiralarının artması nedeniyle tüketiciler ev satın almaya yönelmektedirler. Bu nedenle, satılık konut ilanların incelenmesi ve fiyat tahmin modeli oluşturulması gerekli görülmüştür. Bu çalışmada, Zonguldak Merkez İlçede bulunan mahallelerdeki satılık ilanlarından elde edilen bilgilerle fiyat tahmin modeli oluşturmak amaçlanmıştır. Yöntem: Veri temini amacıyla RStudio ortamında “rvest” kütüphanesi kullanılmıştır. Veriler Hepsi Emlak web sitesinden elde edilmiştir. Konut fiyatlarının tahmininde çoklu doğrusal ve doğrusal olmayan regresyon modelleri kullanılmıştır. Bulgular: Zonguldak Merkez’de bulunan satılık evlerin ortalama fiyatı 2.320.000 TL’dir. Çoklu doğrusal regresyon modeli satılık konut fiyatları varyansındaki değişimin yaklaşık %60’ını açıklayabilirken, doğrusal olmayan çoklu regresyon modeli varyansın %62’sini açıklamaktadır. Sonuçlar: Doğrusal modelde, konut fiyatını en çok arttıran değişkenler sırasıyla oda sayısı, kat sayısı ve konut alanıdır. Bina yaşının artması ise satılık konut fiyatını düşürmektedir. Doğrusal olmayan modelde sadece konut alanı ve bina yaşı anlamlı bulunmuştur. Bu çalışmadan elde edilen bulguların, emlak sektörüne ve pazarlama alanında çalışan akademisyenlere katkı sağlayacağı düşünülmektedir. | |
| dc.description.abstract | Aim: Due to the recent fluctuations in the economy and rising rents, consumers tend to buy houses. For this reason, it was deemed necessary to examine housing advertisements for sale and create a price prediction model. In the study, it was aimed to create a price prediction model with the information obtained from for-sale advertisements in districts of Zonguldak Central County. Method: The “rvest” library was used in the RStudio environment to obtain data. The data was obtained from the Hepsi Emlak website. Multiple linear and nonlinear regression models were used to estimate housing prices. Results: The average price of houses for sale in Zonguldak Center is 2,320,000 TL. While the multiple linear regression model can explain approximately 60% of the variation in the variance of house prices for sale, the nonlinear multiple regression model explains 62% of the variance. Conclusion: In the linear model, the variables that increase the housing price the most are the number of rooms, number of floors, and housing area, respectively. Increasing the age of the building reduces the price of housing for sale. In the nonlinear model, only housing area and building age were found as significant. It is thought that the findings obtained from this study will contribute to the real estate sector and academicians working in the field of marketing. | |
